Every fall the same thing happens down here. The temperature finally drops out of the swamp range, and the snowbirds start rolling back into Charlotte and Lee County to thaw out for the winter. If you've got a seasonal place, a second home, or a rental you keep down here, you already know the first week back isn't all sunshine. It's opening the door and finding out what six months of Florida humidity did to the place you left behind.
What does summer do to a closed-up house?
A house that sits empty through a Southwest Florida summer comes back a little different. The patio furniture has gone chalky and cracked. The cushions you swore you put away are growing something. There's usually a mattress or a couch that smells like the inside of a sponge, and the lanai has become a graveyard for stuff you meant to deal with last season. None of it is a disaster. It's just a pile, and a pile is exactly the kind of thing we're built for.
What should you clear before you leave?
This is where a dumpster earns its keep. Instead of making a dozen trips to the dump in a car you're trying to keep clean, you park one of our roll-off dumpsters in the driveway and load it on your own schedule. The 7 yard handles a quick refresh, and the 15 yard is the sweet spot when you're clearing an entire lanai, swapping out furniture, and emptying the closets you ignored all summer. You've got a few days to fill it, so there's no rush to do it all in one sweaty afternoon.
If you'd rather not touch any of it, that's an option too. Our junk removal and cleanouts crew can carry the old furniture, the dead patio set, and whatever else out for you while you go find the nearest patio with a cold drink. A lot of our snowbird customers fly in, hand us a list, and let us do the lifting. We don't blame them one bit.
What size do you need before you fly out?
The 15-yard at $349.99 covers most seasonal clear-outs: a lanai, a garage, and whatever furniture didn't survive the summer. It includes 3,000 pounds, three days, and driveway protection, and extra days are $25.
The timing is the part worth getting right. April and May, when everyone is closing up, is the busiest window of our year, and so is the run-up to season in the fall. If you have a flight date, book the dumpster before you book the cleaning crew, because that's the one with the least flexibility.
If you'd rather it be gone before you land next year, we can do it as a haul instead and send you the photos of the drop and pickup, so you can have the place cleared without being here for it.
Leave the lanai furniture for last if a storm could still come through. Anything loose out there is what ends up in the pool or the neighbor's screen, so the pile is safer in the box than stacked against the house.
Empty the fridge and prop the door before you go, or unplug it and leave it open. A closed fridge that loses power in July is the single worst thing we get called about in the fall, and it's entirely avoidable.
Trim back anything touching the roof or the screen cage before you go, too. Six months of growth in a wet summer is more than people expect, and a branch resting on a cage in June is through it by September.
How do you get a rental ready for guests?
If the seasonal place is actually a rental, the timing matters even more. The folks renting it for the winter don't want to show up to your old stuff, and you don't want a bad review over a moldy couch you forgot about. Getting the junk out before the season starts is the difference between a smooth handoff and a scramble.
