We come look at a hoarding cleanout in person before quoting it. Most jobs we can price off a photo, but not these. A packed house never photographs the way it actually is, and the number that matters depends on things you only see standing in the doorway: how far you can get into a room, whether the floor is sound, whether there's water damage under any of it. So we walk it with you, and then you get a price.
The other thing worth saying up front: we work one room at a time, at whatever pace the person living there can handle. Nobody is going to hurry you, and nobody is going to comment on the house. It's a job. We've done it before.
How does a hoarding cleanout actually start?
With one room, usually the one that's causing the most trouble. A kitchen you can't cook in or a bathroom you can't get to changes daily life more than a spare bedroom does, so that's normally where we begin.
Before we start, walk through and mark what's staying. Anything with meaning in it, paperwork, photographs, anything you're unsure about, put it in one place or point it out. That's the part we can't guess at, and it's the part people regret afterward if it isn't sorted first. Once the keep pile is defined, the rest moves fast, and fast is usually what people want by that point.
Access is the other thing we're looking at on the walkthrough. Whether there's a path wide enough to carry things out, whether the front door or a slider is the better route, and whether the driveway can take a box close to the house so nobody is walking a load fifty feet in the heat. On the rougher jobs we bring the gear for it rather than showing up with gloves and hoping.
What size dumpster does a hoarding cleanout need?
The 20-yard at $424.99, and plan for more than one load on a full house. It comes with 4,000 pounds, three days, and driveway protection, and extra days are $25 if the job runs long, which on these it often does. Overage is $100 a ton at the exact weight.
Two things drive the weight up here more than people expect. Paper and books, which are dense and which soak up Florida humidity for years in a closed-up house. And water damage, because anything that has been wet is several times heavier than the same thing dry. If a room has a leak history, tell us and we'll size for it rather than guess.
If you'd rather not touch any of it, we also do this as a full cleanout where our crew carries it out and loads it. Plenty of families book that instead of a dumpster, especially when the person who lives there isn't up to sorting through a house.
Most full houses take more than one load, and it helps to think of it that way from the start rather than hoping one box does it. We drop, you or our crew fills it, we haul and bring another. Sequencing room by room means you get usable space back after the first load instead of waiting until the end for anything to feel different.
If you're arranging this for a parent or a relative from out of state, that works too. We photograph every drop and pickup as a matter of course, so you can see what left the property without being here for it.
What has to be set aside?
The hazardous list, and packed houses tend to have a lot of it. Old paint, solvents, pool chemicals, fuel, propane cylinders, and car batteries all have to reach a hazardous waste site rather than the box. Dried latex paint is fine. Tires and batteries we can take for a per-item fee if they're set aside where we can see them.
Medication and anything with personal information on it are worth pulling out separately too. Not because we'd do anything with it, but because a cleanout generates a lot of loose paper and it's easier to handle those deliberately than to find them later. Refrigerators and freezers that have been sitting unplugged are their own situation. Mention those when you call so we come prepared, and if one still has food in it, say so. That's not the worst thing we've dealt with and it changes how we load.
